Regency Centers Corporation REG has completed the installation of more than 750 KW of rooftop solar photovoltaic systems at Persimmon Place in Dublin, CA and East Washington Place in Petaluma, CA. This was done in partnership with SoCore Energy and several of Regency’s retail partners.Together, the systems are estimated to generate more than 1,200,000 kilowatt hours of clean and renewable electricity each year. The move enables Regency to generate revenues from an unused part of the roof of the shopping center. On the other hand, retailers get the opportunity to curtail their electricity expenses. Going forward, we believe such efforts would drive up the demand for space at these shopping centers. As a matter of fact, Regency primarily focuses on building a premium portfolio of grocery-anchored shopping centers. Such centers are usually necessity-driven and Internet resistant in nature and drive a dependable traffic. The company has considerable experience in the retail real estate industry, with 221 developments since 2000, marking an investment at completion of over $3 billion. It is well on track to create an impact in the core markets through the successful execution of its long-term strategic objectives of restructuring the overall portfolio.Yet, stiff competition limits any robust demand for its properties, while a growing development pipeline exposes it to various risks. Plus, any rise in interest rates remains a concern.Regency currently carries a Zacks Rank #3 (Hold). Investors interested in the retail REIT industry may consider stocks like CBL & Associates Properties Inc. CBL, Retail Opportunity Investments Corp. ROIC and STORE Capital Corporation STOR.
